Centrality Commercial: Hong Kong February Shop Rental Transactions at Only 175 Units, Hitting 5-Year Low

Opinion Network News: On March 15, according to Centaline (Commercial Properties) statistics, the Hong Kong retail leasing market recorded approximately 175 transactions in February, involving about HKD 18.3 million in deal value. Both figures declined by over 30% month-on-month, with the number of transactions hitting a nearly five-year low.

He Jiechai, Senior Regional Director of Centaline (Commercial Properties) Retail Leasing Department, stated that in February, retail leasing transactions decreased by approximately 32.69% and 30.49% month-on-month, and by about 42.62% and 27.53% compared to the same period last year. The leased area was about 234,000 square feet, down approximately 41.08% month-on-month and 47.05% year-on-year. Regarding vacancy rates, the overall vacancy rates in Hong Kong Island and Kowloon showed slight fluctuations month-on-month, with Central recording a vacancy rate of 7.04% and Causeway Bay 6.28%. Tsim Sha Tsui and Mong Kok had vacancy rates of 6.63% and 8.85%, respectively.

Data shows that in February, the trend of mainland brands expanding into Hong Kong continued. For example, the snack brand “Niu Ye Shao” rented a shop on D’Aguilar Street in Mong Kok for about HKD 98,000 per month, with a rent of approximately HKD 466 per square foot, the highest per-square-foot rent in the month. The rent has decreased by nearly 40% compared to the previous tenant.

He Jiechai also mentioned that during the Lunar New Year period, Hong Kong’s tourism industry was thriving. During the Chinese New Year Golden Week, about 1.77 million mainland tourists visited Hong Kong. The event-driven economy helped boost foot traffic and encourage consumption. It is expected that the number of retail leasing transactions in March will rebound.
