From March 2 to March 8, Beijing’s commercial residential transactions totaled 359 units, with a transaction area of 46,500 sqm and a total transaction amount of 2.761 billion yuan. Among them, China Overseas Anlan Beijing in Haidian Shucun sold 11 units, covering 2,400 sqm, with a total sales amount of 326 million yuan, making it the weekly online signing leader for new homes in the city.

This project is the 2025 Beijing land king — with a floor price of 102,300 yuan/sqm. It plans 16 buildings of 4-6 story townhouses and garden apartments, divided into north and south zones, with a total of 278 units. To date, 12 units have been signed online, with an average transaction price of 138,656.26 yuan/sqm.

Shijingshan Shougang Jingrui Chang’an Releases Six Types of Units Ranging from 88㎡ to 125㎡

On March 10, Shijingshan Shougang Jingrui Chang’an announced its floor plans. The project includes 7 buildings of 7-11 stories, with 376 garden apartments. The main unit types are 88/92/100㎡ three-bedroom units, with a small number of 111/123/125㎡ four-bedroom units. Located in the southern part of the new Shougang area, in Gucheng Street, between the Fifth and Sixth Ring Roads, just about 200 meters from the New Shougang Station on Metro Line 11. After nearly 10 months of land acquisition, Poly Development and Beijing Construction Engineering jointly announced the project name — Xirui, meaning “Prosperity within the country, Excellence in the environment,” positioning it as an “Inner City State Guest District.” Located outside the West Fourth Ring Road, near Xijiao Airport and Jingmen Railway, in the Banbitian urban renewal area of Haidian District. The project includes 14 residential buildings of 3-5 stories, all pure garden apartments, with over 330 units, priced at an average of 124,600 yuan/sqm. The main units range from 165㎡ to 275㎡.

Quick Look at New Developments: Zhonghai Jiu Shu Manhe in Tongzhou Obtains Pre-sale Permit

On March 12, according to Beijing Municipal Housing and Urban-Rural Development Commission, Zhonghai Jiu Shu Manhe in Tongzhou’s Jiukeshu area received a pre-sale permit, registered under the name Manhe Yuan. This is Zhonghai’s first “He” series product in Beijing. The approval includes 1-3 buildings with 476 units, a total approved saleable area of 43,720.4 sqm, with an approved average price between 54,000 and 59,000 yuan/sqm.

Zhonghai Jiu Shu Manhe covers an area of 24,700 sqm, with a construction area of 54,300 sqm. It includes 7 buildings of 10-11 stories garden apartments and 11-18 story mid-rise buildings, totaling 584 units, with a floor area ratio of 2.2. Main unit types are 75㎡ three-bedroom one-bath, 89㎡ three-bedroom two-bath, 102㎡ three-bedroom two-bath, and 121㎡ four-bedroom two-bath.

Yizhuang New Town 1401-1 Land Parcel Enters Pre-Application Stage, Encouraging “Yizhuang Good Housing”

On March 12, Beijing Economic-Technological Development Zone Yizhuang New Town YZ00-0802 Block 1401-1 R2 Class II residential land entered the “land pre-application” stage. The land parcel covers approximately 2.59 hectares, with a floor area ratio of 2.0, and a planned above-ground construction area of about 51,800 sqm. The starting bid is 1.218 billion yuan. The pre-application period runs from March 12 to 5:00 PM on April 13. The project encourages improving residential quality and creating “Yizhuang Good Housing.”

The parcel’s planning scope extends east to the planned road, south to the green space north of Yingyong Street, west to Yingshun Road, and north to the green space south of Ying’an Street.
