Shenzhen's Second Residential Land Parcel in 2026 Listed at 983 Million Yuan, to be Auctioned on April 27

Insight Network News: On March 21, Shenzhen listed its second residential land parcel for 2026, with the listing ending at 3:00 PM on April 27.

Information shows that the land parcel number is A808-0035, located on the west side of Huannan Road and south side of Minkang Road in Minzhi Street, Longhua District. The land transfer area is 13,077.67 square meters, with a planned construction area of 44,460 square meters, and a floor area ratio of ≤3.4. The starting price is 983 million yuan, with an initial floor price of 19,546 yuan per square meter.

The parcel includes 40,420 square meters of residential space and 470 square meters of commercial space, which can be subdivided and transferred. Property service rooms cover 120 square meters and are owned collectively by all owners and cannot be transferred. Community health service centers (1,500 square meters), senior service stations (1,500 square meters), community management rooms (300 square meters), and community police stations (150 square meters) will be built by the successful bidder and transferred to the government free of charge.

According to the transfer requirements, the land must commence construction within one year of signing the “Transfer Contract” and be completed within four years.

In previous reports, on March 20, the Shenzhen Public Resources Trading Center announced that Shenzhen Metro Group Co., Ltd. acquired the Luohu Sun Gang Street H302-0107 residential land parcel for a total price of 86.917 million yuan, with a floor price of 22,437 yuan per square meter, ending a decade of land supply shortage in Luohu.

This land parcel covers 12,100 square meters with a construction area of 38,700 square meters, a floor area ratio of 3.2, and a height limit of 100 meters. Bidders are required to have experience in metro construction and property development on the cover. Shenzhen Metro was awarded the bid in one round due to meeting the qualification requirements.
