Source: Global Network
Currently, China’s commercial real estate is in a critical stage of deep adjustment and structural recovery, with the market shifting from scale expansion to high-quality development. Against this backdrop, China Merchants Shekou has emerged as an industry dark horse, breaking through against the trend. By the end of 2025, the number of ongoing commercial projects will reach 54, with an operating area exceeding 3.4 million square meters, and its brand value ranking among the top four in the industry. In 2026, its projects such as Ningbo Xiushui Street, Shanghai Sijing China Merchants Garden City, Shenzhen Prince Bay CLUB, Nanjing Halo Garden City, Urumqi Wuyue Garden City, and Shanghai Zhonghuan Hui China Merchants Garden will also make a series of significant debuts.
Ningbo Xiushui Street, which is set to officially debut at the end of May 2026, is one of the eight historical and cultural districts in Ningbo’s main city. Its protection and renovation work is led by the Haishu District government, with China Merchants Shekou and Ningbo Haishu Kai Investment jointly planning, designing, and managing operations. The total land area of the district is 57,300 square meters, aiming to create a trendy and artistic inspiration district with “one street and three shows” and “one alley and six courtyards,” deeply integrating surrounding resources to continuously promote the common prosperity and vitality of the entire area. Currently, more than 20 first-store brands have been introduced. In the future, Xiushui Street will reshape urban experiences through immersive shows, night energy shows, fashion inspiration shows, and local cultural shows, presenting a diverse rhythm of the city and a complete lifestyle.
Shanghai Sijing China Merchants Garden City is the first large-scale TOD commercial complex in Songjiang District, set to officially debut in the fourth quarter. It revolves around the two major themes of “waterfront community” and “fashion show,” innovatively adopting a “MALL + district” layout, aiming to create a trendy lifestyle center that integrates commerce, culture, and nature. The project covers over 500,000 high-vibrancy population within a 5-kilometer radius, with a young consumer demographic ranking among the top in the city. It has introduced high-frequency daily consumption brands such as Hema Fresh, and features emotional entertainment formats like Star Movie City and Star Gathering, along with many restaurants, fitness, and children’s sports brands making their regional debut to meet the diverse needs of leisure living in the area.
Shenzhen Prince Bay CLUB is set to debut in batches starting this fourth quarter, with a commercial area of about 35,000 square meters, accessible immediately from Metro Line 12 and Line 2. The surrounding area includes high-quality resources such as office buildings, hotels, and communities, with the current leasing progress reaching 63%. Centered around the four tags of “MUSICCLUB Performance Club,” “CULTURECLUB Cultural Club,” “SPORTCLUB Sports Club,” and “ELITECLUB Elite Club,” Prince Bay CLUB will create a spirited highland that is attitudinal, warm, and energetic, serving as a complex space about “self.”
Additionally, Nanjing Halo Garden City, which is set to debut in September, is the first Halo series commercial project in Nanjing jointly built by China Merchants Shekou and Hongkong Land, featuring a 100,000 square meter commercial complex alongside a 60,000 square meter Halo Garden, creating a high-quality living aggregation area that revitalizes the urban cultural context and offers a diverse, interesting natural space for exploration. Urumqi Wuyue Garden City, set to open in August, is positioned as a “shopping center for city quality enjoyment,” with a commercial area exceeding 120,000 square meters, themed around Jiangnan architecture, creating a quality consumption hub for the entire city of Urumqi, catering to the diverse living imaginations of all age groups. As a light asset output project of China Merchants Shekou, Shanghai Zhonghuan Hui China Merchants Garden has a commercial area of 22,000 square meters, positioned as an “ecological aesthetic garden MALL,” shaping a “neighborhood living room” that meets various emotional needs of surrounding residents and young white-collar workers.
With the “X + Commercial” strategy, China Merchants Shekou has achieved leapfrog growth in commercial management and operations, with the number and area of newly opened malls ranking among the top in the industry over the past three years. Representative shopping centers such as Xiamen Haicang China Merchants Garden City, Shanghai Caolu China Merchants Garden City, Shanghai Ocean World, Nanjing Xuanwu China Merchants Garden City, and Hangzhou Chengbei China Merchants Garden City have achieved remarkable results with clear positioning, unique scenes, first-store economy, and integration of local culture, making China Merchants Shekou a new reference for high-quality development in the industry during the era of stock competition. There is every reason to believe that six new works crossing north and south will continue to contribute to the vibrant and warm commercial environment, enhancing the quality of life for more citizens.
