The Trump Organization is taking its real estate portfolio into the digital age. The Trump International Hotel Maldives, a resort to be built in partnership with the real estate development company Dar Global, will be the first major project to incorporate tokenization from the early stages. Located about 25 minutes by speedboat from Malé, the capital of the Maldives, the development marks a new step at the intersection of traditional real estate investment and blockchain innovation.

Luxury Resort in the Maldives Combines Technology and Hospitality

The Maldives development will include 80 beachfront villas and overwater constructions, with an expected opening by the end of 2028. The structural difference of this project lies in the possibility for investors to acquire digital shares linked to the resort during the early construction stages. “This development has set a new milestone for innovation in real estate investment through tokenization,” said Eric Trump, Vice President of the Trump Organization.

The tokenization strategy allows multiple investors to participate in a large-scale project without the need for full upfront capital allocation, democratizing access to premium real estate assets. The Maldives project, therefore, serves as a laboratory for new forms of financing and shared ownership in large-scale ventures.

Real Estate Tokenization: Market Perspectives

The industry is clearly heading toward mass adoption of tokenization. The real estate tokenization segment is projected to reach a market of US$ 4 trillion by 2035, according to a report from Deloitte Center for Financial Services. This exponential growth reflects the market’s understanding of the efficiency gains that blockchain technology can bring to the property sector.

Tokenization enables greater liquidity, elimination of intermediaries, faster transactions, and global access to real estate investments. Financial companies are already using blockchain platforms to move and record ownership of traditional instruments such as funds, bonds, credit, and stocks. The natural extension of this movement is to incorporate physical properties into the blockchain, and the Maldives project exemplifies exactly this trend.

Regulatory Challenges and Liquidity Limitations

Despite optimism about the market, significant obstacles still persist. A report from EY earlier this year pointed out that security vulnerabilities, regulatory uncertainty, and liquidity issues continue to pose substantial risks for investors. Regulatory fragmentation across jurisdictions complicates the implementation of large-scale tokenization solutions.

The lack of clear regulatory frameworks in markets like the Maldives creates legal ambiguity for investors. Additionally, the liquidity of real estate tokens remains limited compared to traditional stock markets, potentially hindering investments when needed.

Eric Trump and the Bet on World Liberty Financial

The Maldives resort announcement complements Eric Trump and the Trump Organization’s broader strategy to integrate tokenization into their real estate businesses. Last month, Eric Trump confirmed plans to tokenize properties through World Liberty Financial (WLFI), a crypto platform with strong ties to the Trump family. The WLFI coin, currently trading at US$ 0.13, functions as the central vehicle for this strategy.

The Maldives project, therefore, represents more than a single real estate development: it is a proof of concept for how high-value properties can be financed and traded through decentralized platforms. As the industry awaits greater regulatory clarity, initiatives like this in the Maldives will help shape how the real estate sector embraces blockchain innovation in the coming years.
